Capital Reserve Analysts was founded in Chandler, Arizona in 2012 with a simple conviction: a reserve study is only useful if the board can actually understand it. Fourteen years and more than 1,000 communities later, that conviction still drives every report we deliver.
From a Spare Room to the Southwest’s Trusted Reserve Study Partner
We started with a desk, a computer, and a frustration: too many associations were paying for reserve studies that ended up in a drawer — templated reports full of recycled component lists and national cost averages that nobody on the board could act on.
So we built our studies differently. Every engagement starts from scratch: a real site inspection, client-specific research, engineering and construction knowledge, and replacement costs grounded in actual Southwest pricing. Then we shape it into a report that reads clearly — detailed enough to satisfy an auditor, intuitive enough for a volunteer board member reviewing it after work.
Today we serve homeowners associations, condominiums, high-rises, private clubs, and commercial properties across Arizona, New Mexico, California, and Texas. The office got bigger. The approach never changed.

The People Behind Your Reserve Study
Casey Arnett, PRA
Casey holds a Finance degree from Arizona State University and has led reserve study engagements for over a decade. An active member of multiple CAI chapters and the Arizona Association of Community Managers (AACM), he is a frequent instructor on reserve studies for both organizations’ training courses and workshops — teaching the same principles of clarity that define our reports.
Gannon Conway
Gannon earned his Business Management degree from Arizona State University, where he also played defensive end for the Sun Devils before signing with the Miami Dolphins. He has completed over 100 reserve studies and leads our educational program — free workshops and luncheons that help board members and homeowners understand reserve planning.
Vern Pierce
Vern joined the firm in 2014, bringing an extensive engineering background spanning mathematics, statistics, electronics, and fluid dynamics. His dynamic physical-and-financial modeling anchors our most complex engagements — Vern specializes in high-rise and resort properties, with more than 50 studies completed.
Jancy Lamb
Jancy graduated from Brigham Young University with a degree in Accounting and Finance and has been with the firm since 2014. With over 100 reserve studies completed, she manages our portfolio management company relationships — keeping multi-community clients organized, current, and on schedule.
Brigham Madsen
Brigham joined the firm in 2016 after earning his Business Management degree from BYU–Hawaii. A certified insurance adjuster and our resident condominium appraisal expert, his deep background in building replacement costs and construction estimating makes him an essential resource for our condominium and multi-family clients.
Active in the Community We Serve
Capital Reserve Analysts is an active member of the Community Associations Institute (CAI) and the Arizona Association of Community Managers (AACM), where our team regularly teaches courses and workshops on reserve studies.
