The Situation

A large, established gated community with an extensive shared-asset inventory — golf, recreation centers, clubhouses, and miles of private streets. The board needed a reserve plan they could not only file, but actually explain and defend to thousands of residents.

What We Did

We built the study from a full on-site inspection of the community’s components, with replacement costs grounded in real Southwest pricing. Just as important, we met with the board in person several times — walking through the findings, answering every question, and modeling the funding scenarios together rather than handing over a PDF.

The Outcome

A funding plan the board genuinely understood and felt ownership of. Because we took the time to explain the why behind each recommendation, leadership could carry that confidence back to residents.

We performed a thorough evaluation with complete documentation, then projected the campus’s financial needs across a full 30-year horizon. We met with church leadership in person to present the findings and explain why each recommendation mattered for the congregation’s long-term planning.

Leadership gained the insight to set aside the right financial resources, year by year, to meet future needs — replacing uncertainty with a documented, defensible plan.
